We recently completed a full restoration of an engineered oak floor, bringing it back to life after years of wear and a previous underfloor heating issue.
The floor had become heavily worn, with little protection left, and several boards had delaminated due to UFH malfunction.
The Problem
- Worn finish with visible scratches and dull patches
- Lack of protective coating
- Delamination of veneer caused by underfloor heating failure
- Localised damage requiring board replacement

Our Approach
Before any sanding could begin, the damaged areas needed addressing properly.
Board Repairs
- Carefully cut out affected boards
- Replaced with matching engineered oak
- Ensured seamless integration with the existing floor

Sanding Process
We then carried out a full professional sand using Lagler dust-free machinery:
- Initial cut: P40 to remove old finish and level the floor
- Intermediate sanding
- Final finish: P120 for a smooth, clean surface
This process restored the timber to a like-new condition while preserving the integrity of the engineered wear layer.

Finishing
To protect and enhance the floor:
- Applied high-quality Bona finishing system
- Created a durable, long-lasting protective layer
- Enhanced the natural tone and grain of the oak
The Result
The transformation is night and day.
The floor now has a fresh, natural look, with a smooth finish and consistent colour throughout.
All repairs are seamlessly blended, leaving no visible signs of previous damage.
The client was over the moon, and we’re already booked in to restore the living room next.
