This project in Wellington, Somerset started as a simple floor refurbishment – but quickly turned into a full-scale floor replacement including the sub floor.
Once the existing carpet and vinyl were removed, it became clear the original pine floorboards and joists were severely rotten and beyond repair.
The Problem
- Rotten floorboards and structural joists
- Poor subfloor conditions
- Blocked air vents (caused by previous conservatory build)
- High risk of ongoing moisture and decay

Our Solution
We carried out a complete strip-out and rebuild of the suspended floor system.
Structural Work
- Removed all rotten joists and floorboards
- Installed new treated timber joists
- Cleared out the subfloor void to eliminate debris and contamination

Ventilation & Moisture Control
A key part of this job was fixing the root cause and not just the damage.
- Installed new air vents to restore airflow beneath the floor
- Addressed previously blocked ventilation
- Ensured the void remains dry to prevent future rot
We also installed bitumen craft paper as a vapour check.
Floor Installation
To span directly over joists without a subfloor, we used:
- 20mm engineered oak flooring (for correct structural strength)
- Installed using secret nailing method
- Carefully fitted boards under existing skirting boards for a seamless finish

Finishing Touches
- Supplied and fitted oak thresholds in doorways
- Clean, consistent finish throughout the space
- Oak pipe covers around radiator pipes
- Trimmed doors to fit with new floor height
The Result
From rotting floorboards to a solid, long-lasting oak floor.
Not only does the floor look fantastic, but it’s now:
- Structurally sound
- Properly ventilated
- Protected against future moisture issues
The clients were extremely pleased with the transformation.
