This wood floor restoration project in Burnham-on-Sea involved the original pine tongue and groove floorboards in a 1970s bungalow. After being hidden under carpet for decades, the boards had never been sanded, giving us a rare opportunity to restore a well-preserved floor from its untouched condition.
Time on site: 5 days
Area: 52m²
Starting point
The floor was made up of original tongue and groove pine boards, fitted when the bungalow was built and left untouched ever since. Before any sanding could begin, every nail across the floor had to be punched down below the surface. This protects the sanding belts during the restoration process and helps leave the finished floor safer and smoother for the client.
The floor sanding process
We worked through a full sanding grit sequence of 40, 60, 80, 100 and 120 to bring the pine boards back to a clean, even surface. Tongue and groove floor sanding needs careful preparation because years of dust and debris can settle deep into the joints, not just on the surface. Rather than simply sanding over the boards, we vacuumed the joints thoroughly as part of the restoration, helping achieve a genuinely clean finish from top to bottom.
Choosing the right wood floor finish
To complement the client’s décor and keep the floor feeling light but warm, they chose Morrells Classique Light Oak stain. We then applied two coats of Bona Mega in a matt finish, giving the restored pine floorboards a durable, low-sheen surface with a warm oak tone.
The result
The finished floor now has a warm light oak colour that sits comfortably with the client’s interior, while keeping the character of the original pine boards. Just as importantly, the tongue and groove joints were properly cleaned, so the floor was not left with decades of trapped dust beneath the finish. This project is a good example of why thorough preparation is just as important as the sanding itself when restoring original wooden floors.
